July was among the busiest months for real estate activity in NorthWest Crossing since the master planned community in Bend, Oregon, was developed. Sales statistics for July and prior months show that homes in this neighborhood remain in higher demand than in the overall Bend market.
Nineteen homes in NorthWest Crossing were sold in July. That’s the most for any July in the neighborhood, which was developed beginning in 2002.
The only month with more homes sold was June 2017 (20 units). June 2017 is also the only month in which the total volume of sales ($13.6 million) exceeded the volume of July 2018 ($13.1 million).
The average days on the market for a NorthWest Crossing home in July was 74 days – the shortest time for this neighborhood since a 72-day figure in April 2015.
Until this year, NorthWest Crossing’s average days on the market rarely dipped to less than 100 days. But in 2018, DOM has been less than 100 days in five of the first seven
months. In the overall Bend market, July’s DOM was 101 days, showing that NorthWest Crossing homes stand out to buyers.
July’s median sales price in NorthWest Crossing was $650,000, unchanged from the month before. The neighborhood’s median price has been on a steady increase since 2011, and 2018 is no different. The average of each month’s median sales price in 2018 is $645,779, 2.7 percent more than the 2017 end-of-year figure of $628,604.
NorthWest Crossing’s median sales figures are considerably higher than the numbers for the entire Bend market. Bend’s year-to-date median price is $425,000 – and it would be lower if NorthWest Crossing homes were not included in the city’s overall figure.
The sales-price threshold of $1 million was breached in NorthWest Crossing in three months last year, but it hadn’t been reached in 2018 until July, when a $1,350,000 home – a record price for the neighborhood – was sold.
Year to date, 69 homes have been sold in NorthWest Crossing. That matches the high through seven months of any calendar year, also achieved in 2013.
