Listings in the Bend, Oregon, real estate market continued to increase in July, but buyers’ demand led to homes, on average, selling more quickly than in the previous month.
The Bend market had 705 active listings in July. That is 31 percent more than in July 2024 and the most in any month since October 2009, when there were 794 listings.
Our current economic environment, of course, is starkly different from what we faced in October 2009, when an overall real estate downturn followed from the 2008 financial crisis.
Even though July’s residential listings in Bend were higher than June’s figure of 678, the average days on the market in July dropped. That data point was 58 days in June and 49 in July (16 percent lower).
Buyers’ demand for homes in Bend was also reflected in the inventory, expressed as the amount of time it would take to sell all homes on the market at the current pace of sales. July’s inventory was 4.0 months, the same as in June. In each of the previous four years, July’s inventory was higher than June’s.
In breaking down July’s inventory of homes by price, we see that in each price tier of $1,025,000 and less, the inventory was 4.0 months or less. Inventory of the highest-priced homes brought the market-wide inventory in the Bend residential market up to the 4.0 figure.
One hundred seventy-seven homes were sold in Bend in July, after 169 were sold in June. The last calendar year with back-to-back months of at least 165 sales was 2022. The demand for homes in Bend was so fierce in 2022 that three of the 12 months had sales price-to-list price ratios of 102 percent or more.
Demand for homes in Bend in July resulted in a median sale price of $751,562. That’s 8.2 percent more than June’s median of $694,500 and a tiny amount more than the median in July 2024 ($749,450).
Bend’s monthly median residential home sales price has had dramatic ups and downs this calendar year. That data point has been at $700,000 or lower twice and has exceeded $770,000 two other times while posting a range from $694,500 to $830,000. The first seven months of 2025 demonstrate why we tend to regard year-over-year price changes as more informative than month-to-month variations.
Through seven months of 2025, 968 homes in the Bend residential real estate market were sold. That’s 7 percent more than the figure (902) through July 2024.
