Another month of increased listings in the Bend, Oregon, real estate market in June resulted in the most sales in any month in two years.
June ended with 169 sales, the most in any month in Bend since there were 180 in June 2023. June 2025’s sales were 15 percent more than the total from the previous June (147). Through six months of 2025, 791 homes were sold – exactly half of the total sales in 2024.
The sales in June came in a month with 678 active listings. That figure is 64 percent more than the active listings in Bend in June 2024. On a longer-term perspective, the 678 listings were the second-most in Bend in the last 15 years, one fewer than the 679 in September 2014.
The median sales price in Bend was $694,500 in June, the second month in succession the median price has fallen since it established a high of $830,000 in April. June ended with a year-to-date median price of $739,900, 0.7 percent more than the same data point in June 2024.
June’s median price represented drops of 10.3 percent from the month prior ($774,250) and 10.4 percent from the previous June ($775,000).
Two price tiers – from $525,100 to $625,000 and from $625,100 to $725,000 – accounted for 47 percent of June’s sales (80 homes in total). That is the highest percentage for those two tiers since February 2024, when those tiers accounted for 50 percent of the month’s 111 sales and the median price in Bend was $680,000.
Even with the increased listings in Bend’s real estate market in June, the inventory of homes fell from 4.5 months in May to 4.0 months in June. The average days on the market rose 26 percent to 58 days.
June ended with 213 pending sales, the fourth consecutive month that data point has increased. The 213 pending sales are the most in a month in Bend since there were 231 in July 2022.
