The pace of home sales in the Bend, Oregon, real estate market eased in February as active listings increased from the previous month. Even as inventory grew, however, sellers held firm on their asking prices with the aggregate reduction in listing prices at its lowest since June 2023.
February ended with 96 home sales in Bend. That’s the fewest for any February since 2011, when there were 86 sales. Relatively few sales contributed to an absorption rate – the time required to sell all houses on the market at the current pace of sales – of 4.1 months in February 2025. This data point hasn’t been so high since October 2019 (5.1 months).
Through the first two months of 2025, 211 homes have been sold in Bend. That is more than through the first two months of 2023 (196) and 2024 (201).
Competitively priced homes moved relatively quickly in February. The average days on market was 62 – 44 percent lower than January’s figure of 110 days and generally in line with February in recent years (excepting the COVID-affected months in 2021 and 2022).
Sellers stood behind their prices compared with the recent past. The aggregate reduction from original listing prices to updated listing prices was 3.63 percent, the smallest aggregate reduction in the Bend, Oregon, real estate market since it was 2.75 percent in April 2023. That figure was 12.84 percent in December 2024.
The median sales price in February was $700,000. That represents a 2.9 percent increase in the median price in the Bend market compared with February 2024 and a 4.9 percent decrease from January 2025.
There were 392 active listings in Bend in February, continuing a trend of the market providing increased opportunities for buyers. For each of the last 15 months, there has been a year-over-year increase in active listings. February’s listings were the highest for that month since 2015, when there were 408.
